The site is above historic coal mining and by challenging the reports from the coal authority, ICC managed to avoid special foundations for this new retail store. 

The superstructure is light with a series of braced steel frames on stepped foundations to accommodate the varying existing ground level. ICC also designed the access roads, car parks and drainage for the whole site.
