A four-storey masonry building with commercial spaces and flats above. Piling was required; stepped back with cantilevering ground beams, to avoid vibrations to the neighbouring buildings.

The upper storey was proposed in timber-frame. Due to fire regulations, this had to be changed to lightweight steel gauge while on-site. ICC worked quickly through this change of material with the contractor to avoid delays on site.
