This new steel braced frame formed a retail unit at ground level with flats above. Located alongside the railway line, ICC had to get approval from Network Rail on the proposed design and the sequencing of work before construction started.

The foundations were traditional strip footings with localised mass concrete pads under the columns and a small retaining wall at the rear.
